The advertised number on most Jakarta room listings is the start of the bill, not the end of it. At Arcelon it is close to the end. One monthly figure covers the room, the electricity, the internet, room cleaning every two days, a weekly bedsheet change, a laundry service of two pieces a day, and tax. Two things are charged separately, and this article names both.

What the monthly figure covers
Every Arcelon building runs the same service package. It does not change between the Jakarta and the Tangerang addresses, and it does not change between room types.

The practical value of that list is not the individual lines. It is that a resident who has just landed in Indonesia has no utility account to open, no internet contract to sign, no cleaner to hire and no laundry to find. What is billed on top
Two items sit outside the rent, and they are the only two.
- Indoor car parking. At both Bendungan Hilir buildings this is a monthly fee of IDR 350,000, about USD 20. At Arcelon Stay in Karawaci car parking is free, outdoor and basement.
- The common coffee lounge, which has a coffee vending machine, is charged separately.

How that compares with renting a flat
The comparison worth making is total monthly cost of occupancy, not the headline rent. Numbeo’s Jakarta panel, updated 27 August 2026, puts an unfurnished one-bedroom in the city centre at Rp 6,532,857 a month before utilities, with internet a further Rp 340,357. Against that, a furnished serviced room in Bendungan Hilir at Rp 4,500,000 to Rp 5,300,000 with electricity, internet, cleaning and laundry already inside the price sits below the benchmark on the figure that actually leaves your account.
Per square metre it does not, and it is worth being straight about that. A 16 to 22 square metre room is a smaller footprint than a one-bedroom flat; you are buying the services and the absence of setup, not more floor area. What “electricity included” means here
Electricity is inside the rent. Arcelon asks residents to switch things off when they go out, which is a request rather than a metered cap.
That said, the general advice we give about vetting any Jakarta building applies to this building too: ask whether included electricity carries a monthly cap, and get the answer in writing before you sign. What is in the room
The furnishing is the same specification across both Bendungan Hilir buildings: a built-in wardrobe and cupboard, a two-door SHARP refrigerator and freezer, a Toshiba SMART TV at 32 or 43 inches, and a built-in work desk with an office chair. Every room has Panasonic air conditioning, a large window with an insect screen, an emergency light connected to the building generator, and a private bathroom with a washbowl, toilet and shower.
