Two Arcelon buildings sit in the same corner of Bendungan Hilir, on Taman Bendungan Jatiluhur in Tanah Abang, Central Jakarta. They share the same service package, the same neighbourhood and the same walk to the same TransJakarta halte. They are Rp 800,000 a month apart, about USD 45 at Bank Indonesia’s JISDOR reference rate of Rp 17,703 to the US dollar on 28 August 2026. This is what that Rp 800,000 buys.

What is identical
Most of it, and this is the part worth understanding before the price comparison. Both buildings include the same package in the monthly figure: electricity, guaranteed high-speed internet, room cleaning every two days, a weekly bedsheet change, a laundry service of two pieces a day, and tax. Both list a communal kitchen, a meeting room, CCTV and secure access, a parking area and a free mosquito zone.
The room specification is also shared. Every Deluxe room in either building has Panasonic air conditioning, a large window with an insect screen, an emergency light connected to the building generator, and a private bathroom with a washbowl, toilet and shower. The furnishing is a built-in wardrobe and cupboard, a two-door SHARP refrigerator and freezer, a Toshiba SMART TV at 32 or 43 inches, and a built-in work desk with an office chair.
Both are the same distance from everything: 650 metres to Wisma GKBI, 700 metres to Halte TransJakarta Semanggi, 800 metres to Halte Bendungan Hilir, and 1.0 km to Stasiun MRT Bendungan Hilir. That geography is set out in full in what is within walking distance of Arcelon in Bendungan Hilir.
What Premiere adds
A larger room with a queen bed
Premiere’s Superior type runs 22 to 25 square metres against the Deluxe 16 to 22, and carries a queen bed at 160 x 200 cm rather than a double at 140 x 200 cm. If you sleep badly on a 140 cm bed, or if a partner will be staying, that is the line that decides it. A hybrid elevator
Premiere has one; Executive does not. On a building of this size that matters most on the day you move in with luggage, and every day after that if you take a floor above the ground.
The deposit follows the rent
Both buildings ask for a refundable deposit equivalent to one month’s fee, returned at the end of the contract provided the conditions are met: IDR 2,000,000 at Executive, IDR 3,000,000 at Premiere. Budget the first month as rent plus deposit rather than rent alone, and remember that a resident bank account normally waits on your KITAS — the sequence is covered in renting in Jakarta as a foreigner.
Which one to take
Take Executive if you are a single professional, the 140 cm double bed is fine, and you would rather put the Rp 800,000 somewhere else. On the sourced figures in our Central Jakarta cost breakdown, Rp 800,000 a month is roughly a third of a single person’s monthly food budget.
Take Premiere if you want the larger Superior room, the queen bed, or the lift — or if a partner will be staying often enough that the extra floor area stops being a luxury.
Both are monthly lets with a one-month minimum stay, so the decision is reversible in a way a twelve-month flat lease is not.
