Everything below is Arcelon’s own published policy, in one place, so you can read it before a viewing rather than after one. The short version: one month minimum, a refundable deposit equal to one month’s fee, one month’s notice to leave, one additional occupant allowed with a fee, and no pets.

Minimum stay and notice
The minimum stay is one month. To cancel or terminate, residents give one month’s notice. At the end, the room must be left clean with no personal items behind.
That symmetry — a month to start, a month to end — is the whole argument for the format over a flat lease. A twelve-month unfurnished tenancy asks you to bet on a posting you have not started yet. This does not.
The deposit
A refundable deposit equivalent to one month’s fee is required, returned at the end of the contract provided the conditions are met.

Budget the first payment as rent plus deposit. If you are arriving without a local bank account, read renting in Jakarta as a foreigner first: a resident account normally waits on your KITAS, and how the first payment moves is worth settling in writing before you travel.
Additional occupants
One additional occupant is allowed, to a maximum of one person.

Married couples are allowed and are counted as one additional occupant. If a partner will be living with you rather than visiting, the larger Superior room at Premiere is the room type designed for it — the comparison is in Arcelon Executive vs Premiere.
House rules
The list is short, and it is worth reading rather than skimming, because two of the items catch people out.
- No narcotics.
- No smoking anywhere on the premises.
- No noise, including parties in rooms or common areas.
- No heavy cooking in the pantry or common area.
- No cooking inside the room, and no microwave or cooking in the room.
- No cooking outside the designated kitchen areas.
- No pets.
The two that catch people out are smoking and cooking. Smoking is prohibited anywhere on the premises, not merely indoors. And cooking is confined to the designated kitchen areas: there is a communal kitchen at every building, but the room itself is not one, and neither is a microwave in the room. Residents who cook daily should look at the communal kitchen on a viewing and decide honestly whether it fits their routine.
What is included, and what is not
Electricity, internet, room cleaning every two days, a weekly bedsheet change, two pieces of laundry a day and tax are inside the monthly rent. Indoor car parking is IDR 350,000 a month at the Bendungan Hilir buildings and free at Arcelon Stay; the common coffee lounge is charged separately. Before you sign anything
Two pieces of general advice apply to any Jakarta building, this one included. First, walk the route from the door to the station or halte yourself, at eight in the morning on a weekday. Second, ask the questions in how to vet a Jakarta kost before you sign and get the answers in writing.
If you hold a KITAS, the address you take also determines where you register it.
