A furnished kost room, a single room rented by the month with services included, is the third option, and the only one where the advertised number is close to the number that leaves your account.

Why these three prices cannot be compared as published

A kost, spelled kos or kos-kosan in everyday Indonesian, is Indonesia’s standard urban rental format: one furnished room in a building of similar rooms, let by the month, with utilities and usually cleaning inside a single price. A serviced apartment in Jakarta is quoted per square metre per month, and the quote stops at the floor area. Colliers put CBD serviced apartments at Rp 464,453 per sq m in Q3 2024 and non-CBD at Rp 396,651 (about USD 26 and USD 22); the service charge, electricity and water are generally billed on top by the building. A flat is quoted per unit, usually on a longer commitment, and whether it arrives with furniture, appliances and internet is a per-listing question.

The three headline numbers therefore measure three different things: a rate, a shell and a package. The only comparison that means anything is total monthly cost of occupancy: what leaves your account once the non-optional extras are in. The table below gets as close to that as the sourced figures allow.

What each format actually is

Serviced apartment. A furnished unit in a managed Jakarta building, with hotel-style services such as reception and housekeeping, on flexible terms that can run monthly. Rent is quoted per square metre, which is why a small CBD unit can carry a real figure close to Rp 10 million while the brochure never prints that number.

Rented flat or apartment. A unit leased in Jakarta from an owner or an agent, normally on a longer commitment than a month, and let furnished, semi-furnished or unfurnished depending on the owner. Where it comes unfurnished, anything that makes it habitable, from a bed to a router, is yours to buy, install and eventually dispose of.

Kost or co-living room. A furnished single room in a building run by one operator, let by the month, services in the rent. Antara reported in June 2026 that premium Jakarta co-living is now marketed explicitly at executives and expatriates, with meeting rooms, housekeeping and laundry standard and disclosed room sizes from 15.9 to 27 sq m.

The total cost of occupancy comparison

Every figure below carries its source, and its date where the source publishes one, inside the row. One caveat before the table: the serviced-apartment rate is from Q3 2024, because no comparable 2026 Colliers figure was obtainable. Treat it as an order of magnitude rather than a current quote.

Read the table with one asymmetry in mind: only the kost row is a complete monthly figure. Service charge, electricity and water on the serviced-apartment rows, and utilities and internet on the flat rows, could not be sourced and are additional. The two Bendungan Hilir figures are two specific buildings’ published starting rates, not a market range for the district — the kost figures that circulate for Bendungan Hilir contradict each other badly enough that no reliable range can be stated.

Now the part a page selling rooms is tempted to leave out: per square metre, the room is not the bargain. Arcelon Premiere’s entry price of Rp 5,300,000 buys a Deluxe room of 16 to 22 sq m, about Rp 331,000 per square metre a month at the small end; Arcelon Executive’s Rp 4,500,000 is about Rp 281,000.

Both rates sit below the Colliers serviced-apartment rate. Against a flat the comparison can only be directional: Numbeo publishes no floor area for its one-bedroom benchmark, so the multiple cannot be calculated. Rp 6,532,857 buys a home; Rp 5,300,000 buys a room.

Utilities are where comparisons go wrong. Numbeo’s Rp 1,959,852 utilities figure is measured for an 85 sq m apartment and does not transfer to a 16 to 25 sq m room, which costs a fraction of that to light and cool. In a kost the question barely arises, because electricity is in the rent; in a flat it is a variable line item that belongs in the budget before you sign. For context on why anything near the CBD is priced as it is, CBRE Indonesia put average Jakarta CBD office rent at Rp 170,850 per sq m per month at the end of 2025, with demand up 17 per cent over the year. The Colliers serviced-apartment rate above is quoted well above that. The two figures are 15 months apart and come from different firms, so read the difference as scale, not as a ratio.

What the advertised price does not include

On the per-square-metre rates reported for Jakarta serviced apartments, the monthly IPL service charge is generally not included, and electricity and water are usually billed separately by the building. Those lines are the difference between a headline figure and a monthly total. Ask for the service charge in rupiah per month, and get written confirmation of exactly what the quoted rate covers.

For a flat the gap is front-loaded rather than monthly, and it depends on how the unit is let. Numbeo does not state whether its one-bedroom benchmark is furnished, so ask any specific listing directly. Where a unit comes unfurnished, a bed, a wardrobe, a fridge, an air conditioner and an internet installation are on you. Numbeo’s 60 Mbps-plus benchmark of Rp 340,357 a month, as of 27 August 2026, is the recurring part; furniture you pay for once and cannot recover if the assignment ends early.

For a kost the exclusions are short, but they exist. At the two Arcelon buildings in Bendungan Hilir, Central Jakarta, the rent includes electricity, internet, weekly bedsheet changes, room cleaning every two days, laundry and tax, while indoor car parking and coffee-lounge access are charged separately. Whatever building you are considering, get every inclusion and exclusion in writing before paying, including the internet speed in Mbps and what counts as one piece of laundry. How long are you staying? The question that decides it

Duration decides this more reliably than price. Under three months, setup cost dominates: furnishing a flat in Jakarta for a ten-week stay is money you will not see again, which points at a serviced apartment even at the higher rate.

Three to twelve months is where the kost format does its real work: nothing to buy, nothing to install, nothing to sell at the end. Arcelon’s stated minimum stay in Bendungan Hilir is one month, and that flexibility is worth more than the headline rate to anyone whose end date might move.

Past twelve months, particularly with a family, the arithmetic reverses. A flat spreads the setup cost across enough months to justify it, and gives you the bedrooms and kitchen a room cannot. If your assignment is open-ended and your family is arriving, read this section as an argument for signing a lease.

Space versus services: the honest trade-off

Stated plainly: a kost room in Jakarta buys 16 to 25 sq m and a service package; a one-bedroom flat buys separate rooms and a list of things to arrange yourself. Neither is better in the abstract. They solve different problems, and the reader who confuses them ends up unhappy.

Choose the room if your working week is long, your commute matters more than your square metres, you would rather pay one predictable number than six variable ones, and you value leaving on a month’s notice. Choose the flat if you cook properly, entertain at home, need a second bedroom, or will be in Jakarta long enough for furniture to be an investment rather than a sunk cost. The room competes on total monthly cost, not on floor area, and any page claiming it wins on both is selling.

What about paying annually?

This is the anxiety that comes up most often, and it deserves a careful answer rather than a reassuring one. Payment structure varies from building to building in Jakarta, so the only reliable method is to ask, in writing, how many months are payable in advance, what deposit is required and when it is returned. Be wary of a building that will not put that in an email.

What can be stated for the buildings used here: Arcelon’s Bendungan Hilir rooms are priced and let monthly, minimum stay one month, tax included, security deposit required. What can be stated as law: Perpres 63/2019 Article 26 requires an agreement involving an Indonesian party to be written in Indonesian and, where one party is foreign, also in that party’s language or English, with the governing language named in the agreement.
