Bendungan Hilir — Benhil to everyone who lives there — is a 1.58 square kilometre kelurahan in Tanah Abang, Central Jakarta, postal code 10210, lying between Jalan Jenderal Sudirman and Jalan Gatot Subroto. The MRT station on Jalan Jenderal Sudirman, its southern boundary, was the fifth busiest on the entire Jakarta network in January 2026, handling 308,421 passengers that month, Antara reported. For a foreign professional working the Sudirman corridor, that is the short version: Benhil is a residential pocket sitting inside the office district, not a suburb you commute in from.
Where is Bendungan Hilir, exactly?
Bendungan Hilir is a kelurahan — an administrative village, the smallest unit of Indonesian local government with an office and a head of its own — inside kecamatan Tanah Abang, in Kota Administrasi Jakarta Pusat. It covers 1.58 square kilometres, or 158.16 hectares, carries postal code 10210, and contains 124 RT grouped into nine RW, the neighbourhood tiers below the kelurahan, according to its Indonesian Wikipedia entry.
To trace it on a map: the Merak–Tanah Abang railway runs along the northern edge, Jalan Gatot Subroto along the west, the Kali Krukut and the West Flood Canal along the east, and Jalan Jenderal Sudirman along the south. Its neighbours are Petamburan, Gelora, Kebon Melati, Karet Tengsin and Karet Semanggi.
That geography is the point. Bendungan Hilir, in Central Jakarta, is not near the central business district; one side of its perimeter is the central business district.
Why Benhil looks the way it does: a 1950s civil servants’ suburb
Bendungan Hilir, in Central Jakarta, was built as government housing. In 1952, 25 hectares at Pejompongan and six hectares at Bendungan Hilir were opened for civil servant housing, and a water purification plant completed in 1957 gave Jalan Penjernihan its name, per the area’s English Wikipedia entry. The district was known as Pejompongan until it was formally renamed Bendungan Hilir by gubernatorial decree in 1966.
That origin explains the texture a visitor notices immediately: a low-rise grid of houses, narrow lanes and warung sitting directly behind the office towers of the Sudirman corridor. Benhil was laid out for families on government salaries, and much of the street plan has never been rebuilt.
It also explains the street names: the roads are named after Indonesian dams and lakes — Jalan Bendungan Jatiluhur, Jalan Danau Singkarak, Jalan Danau Jempang. Bendungan is dam, danau is lake, so a Benhil address reads like a list of reservoirs.
How well connected is Bendungan Hilir?
Very well by Jakarta standards, and the ridership shows it. Bendungan Hilir was the fifth busiest station on the MRT network in January 2026 with 308,421 passengers, behind Dukuh Atas BNI (753,380), Blok M BCA (514,064), Bundaran HI (435,810) and Lebak Bulus (433,516), on a network averaging 135,332 passengers a day that month, according to Antara.
MRT Bendungan Hilir is underground with a single island platform and opened on 24 March 2019 with Phase 1 of the north–south line. It is the tenth of thirteen stations on that line: two stations from Dukuh Atas, three from Bundaran HI and four from Blok M. One correction, because listings get it wrong: the station sits on Jalan Jenderal Sudirman across the Karet Tengsin and Karet Semanggi boundary, not inside kelurahan Bendungan Hilir itself.
TransJakarta serves the area at street level. Halte Bendungan Hilir on Corridor 1 opened on 15 January 2004, closed for revitalisation on 7 October 2023 and reopened on 14 July 2024; it is connected by a 574-metre elevated passage, the longest in Jakarta. Halte Gerbang Pemuda, on Jalan Gatot Subroto, straddles the Gelora and Bendungan Hilir boundary, serves Corridors 3, 9 and 10 plus feeder routes S61 and T31 between 05:00 and 22:00, and reaches the DPR/MPR parliamentary complex, Senayan Park and the Gelora Bung Karno complex.

What is actually within walking distance?
The argument for Bendungan Hilir is that daily life in this part of Central Jakarta happens on foot. Pasar Bendungan Hilir is the neighbourhood’s traditional market, and its second floor holds a pujasera — a food court — serving West Sumatran dishes and soto Betawi at Rp 15,000 to Rp 25,000 a portion. That is roughly USD 0.85 to USD 1.40 at Bank Indonesia’s JISDOR reference rate of Rp 17,703 to the US dollar on 28 August 2026, the rate used throughout this article.
For healthcare, RSAL dr. Mintohardjo, a Type B Indonesian Navy hospital that opened on 1 August 1957, is at Jalan Bendungan Hilir No. 17, inside the kelurahan — a full hospital on a neighbourhood street rather than a drive across the city.
Three larger anchors sit on or just beyond the edge. Lippo Mall Nusantara (formerly Plaza Semanggi), renamed on 18 December 2024, is at Jalan Jenderal Sudirman Kav. 50. Senayan Park, at Jalan Gerbang Pemuda No. 3 in neighbouring Gelora, soft-opened on 18 August 2020 on the former Taman Ria Senayan site and is roughly 70 per cent food and beverage. And the Gelora Bung Karno complex — 136.84 hectares of an original 279.1 — includes Hutan Kota GBK, completed in 2018 on former golf-course land and heavily used for jogging and cycling at weekends.
One deliberate omission: this guide prints no distances in metres. Published figures for buildings here have not been re-measured as walking routes, so naming the landmark is more honest.
The Ramadan takjil market, and why Benhil is on the national map
Once a year Bendungan Hilir becomes a news story across Indonesia and a fixture of the Jakarta Ramadan calendar. The Benhil takjil bazaar — takjil is the food eaten to break the fast — runs along Jalan Bendungan Hilir 3 in RW 01, in front of the Balai Warga and the Benhil police substation, from 14:00 to 19:00 every day of Ramadan, closing three days before Idul Fitri, with prices from Rp 3,000 to Rp 30,000, about USD 0.17 to USD 1.70, Antara reported.
It moved to that stretch of road in 2012, when the street was widened, and it is run by the local Karang Taruna in coordination with the RT and RW. Three credible sources give three incompatible origin stories, so this guide gives it no founding year.
That organisational detail matters. Who lives and works around Benhil?
Kecamatan Tanah Abang, the sub-district containing Bendungan Hilir, had 174,448 residents across 10.13 square kilometres in 2023, spread over seven kelurahan. Bendungan Hilir’s southern boundary is Jalan Jenderal Sudirman, and the MRT station on that boundary handled 308,421 passengers in January 2026.
The international presence is closer than most Jakarta guides suggest. The World Trade Center Jakarta, adjacent to the MRT station, houses the embassies of Canada, Panama and Ecuador and the consulate of The Gambia. On the office side, Jakarta Mori Tower — 266 metres and 59 floors, completed in 2022, developed by Mori Building of Japan with Kohn Pedersen Fox Associates as architect — is Mori Building’s first premium-grade office development in Southeast Asia.
Those towers are filling. Jakarta’s CBD office occupancy reached 76 per cent in the second quarter of 2026, and 83 per cent in premium buildings, according to Colliers Indonesia. Why foreign staff end up living inside that corridor was put plainly by Mercer’s Global Mobility Practice Leader for Asia, Mario Ferraro, who said in 2019 that expatriates in Jakarta tend to choose expensive central housing markets because of congestion and travel time. That remark dates from 2019 and should be read as such; what it names is the trade-off between floor space and travel time.
Does Bendungan Hilir flood?
Parts of it do, and a guide that says otherwise is not worth reading. On 7 and 8 March 2026, flooding across Jakarta affected 115 RT and 16 roads at depths from 20 centimetres to 1.8 metres, and Jalan Bendungan Hilir was one of three inundated roads listed in Tanah Abang.
The city is working on it, which is worth knowing but is not a guarantee. In July 2026, five drainage-normalisation projects were under way across Tanah Abang, two of them inside Bendungan Hilir: a 90-metre channel on Jalan Danau Singkarak, then 64 per cent complete, and a 200-metre channel on Jalan Danau Jempang, then 17 per cent complete.
Two instructions follow. Check the city’s own flood portal, pantaubanjir.jakarta.go.id, which publishes flooded RT and road closures as they happen. Then ask the specific building, on the specific street, about its own elevation and drainage and what happened there in March 2026. This guide makes no flood claim about any individual building in Bendungan Hilir, because no building-level data exists to support one — put the question on your inspection list, alongside what to check before signing for a room in Jakarta.
Air and water: what to expect day to day
Air quality in Jakarta is a genuine consideration and a badly reported one. On 6 July 2026 the city recorded an AQI of 155, the worst of any major city in the world that day according to IQAir. That is one dated snapshot, not a description of the year, and this guide publishes no annual average, no comparison against a guideline value and no multiplier — only dated readings are verifiable.
The more useful point for anyone choosing a street in Bendungan Hilir, in Central Jakarta, is that Jakarta’s provincial air quality portal publishes live ISPU and PM2.5 readings station by station rather than as a single city number, and the readings differ sharply between stations on the same day. Check the monitoring station nearest the address you are considering, on more than one day, rather than taking a citywide headline as a description of your own air.
Water is simpler and easy to get wrong in both directions. PAM Jaya, Jakarta’s water utility, states that water leaving its treatment plants meets Health Ministry drinking-water standards but acknowledges that ageing distribution pipes degrade it before it reaches homes; the utility targets full piped coverage across Jakarta by 2029. The practical consequence is the same in Benhil as everywhere in the city: residents do not drink from the tap. Ask any building how drinking water is supplied.
What does it cost to live in Benhil?
Numbeo’s crowd-sourced Jakarta panel, updated on 27 August 2026 from 1,097 entries by 169 contributors, puts a one-bedroom apartment in the city centre at Rp 6,532,857 a month before utilities — about USD 369 at the JISDOR rate above — against Rp 3,427,059, roughly USD 194, outside the centre. Hold that as a benchmark, noting it is crowd-sourced and citywide, not specific to Bendungan Hilir.
A furnished monthly room is a different product at a different price. A kost — a single furnished room rented by the month in a building of similar rooms, Indonesia’s standard urban rental format — folds utilities and services into one figure. In Bendungan Hilir, Arcelon Executive in Bendungan Hilir starts at Rp 4,500,000 a month, about USD 254, and Arcelon Premiere in Bendungan Hilir at Rp 5,300,000, about USD 299, both with electricity, internet, room cleaning, laundry service and tax included in the price.

Is Benhil right for you? An honest fit test
Bendungan Hilir suits a single professional or a couple working the Sudirman, Thamrin or SCBD corridor in central Jakarta who would rather have a short commute than a second bedroom, and who does not want to run a car. It suits assignments of a few months to a year, where a furnished room beats a long lease and a flat’s worth of furniture to buy.
Arcelon Executive in Bendungan Hilir, from Rp 4,500,000 a month, with Deluxe rooms of 16 to 22 square metres, and Arcelon Premiere in Bendungan Hilir, from Rp 5,300,000, with Deluxe and Superior rooms of 16 to 25 square metres, are built for that reader. Both take a minimum stay of one month, and an additional occupant carries an extra fee — settle that in writing if two of you are moving in.
It does not suit families. Those are single rooms rather than multi-bedroom homes, and this guide has no sourced data on housing stock or schooling in the kelurahan. It does not suit anyone whose office is in Kemang, Pondok Indah or BSD either: Benhil’s advantage is proximity to one specific corridor, and if your desk is not on it, that advantage is not yours.
And it is not quiet. Bendungan Hilir sits between the DPR/MPR parliamentary complex, which Halte Gerbang Pemuda serves directly, and the Sudirman office corridor — a central, politically adjacent address rather than a residential retreat. Expect traffic on the arterials, road closures, and demonstrations routing through the area from time to time. For most people who choose Benhil, that is the price of walking to work.
